Landlords’ Home Emergency Cover
Following on from the previous edition of CX News when we discussed the merits of Landlords Legal Expenses, in this edition we have turned our attention to the values of arranging Home Emergency cover.
An emergency call to a gas fitter, electrician or plumber can result in an expensive bill for a home owner. Landlords have a duty to ensure that their tenanted property is properly maintained, however in the event of a breakdown problem involving electricity, heating or water within the property or if the security of the property is compromised, Landlord’s Home Emergency Cover will provide an approved and appropriate trade’s person as quickly as possible to assist. If a landlord has such a problem one quick telephone call to the 24 hour helpline provided with this policy will result in the dispatch of an approved repairer who will make contact within 20 minutes and arrange to be on site for emergency repairs within 2 hours.
Cover is provided throughout the UK and all repairers are covered by their respective representative bodies and are required to hold appropriate Public Liability insurance. Each job is tracked to ensure customer satisfaction. Benefits include no call out charge and most emergencies are resolved within one to two hours. In addition some parts and fixed labour costs are provided by the policy.
Examples of typical claims include control panel failure meaning a central heating boiler doesn’t run and the property has no heat, electricity circuit board failure meaning no lighting or heating or power source available, burst pipes which can cause further losses and broken windows and door locks requiring urgent repair. Most landlords cannot afford to retain trades people for such situations, and so a Landlords’ Home Emergency policy means that for a relatively small cost immediate and timely assistance will be provided at a time of need. It should be remembered that the product should never be regarded as a substitute for regular maintenance. Lack of maintenance would exclude a claim from being paid.
